responsible for sourcing, negotiating, and procuring all materials, equipment, and services required for construction and real estate development projects. This role ensures materials are delivered on time, within budget, and according to quality standards. The Senior Purchaser also serves as a Credit Facilitator, coordinating with suppliers and the finance department to manage credit terms, follow up on outstanding payments, and maintain healthy supplier relationships to support uninterrupted project operations.

A. Procurement & Sourcing

Identify, evaluate, and register reliable suppliers for construction and finishing materials such as rebar, cement, aggregates, electrical items, plumbing materials,

joinery, tiles, paints, doors, windows, and MEP supplies. Prepare and issue RFQs, RFPs, tender documents, and purchase orders based on approved specifications and BOQS.

Conduct market research to monitor price trends, material availability, and supplier performance.

Coordinate with engineers, architects, and project managers to ensure all purchases meet technical requirements and project schedules.

B. Negotiation & Contract Management

Negotiate pricing, payment terms, delivery schedules, warranty conditions, and long-term agreements.

Establish framework contracts with key suppliers to secure stable supply and price advantages.

Ensure purchased materials meet quality standards; arrange testing or inspection when necessary.

Resolve supplier disputes regarding delivery delays, quality issues, or contract deviations.

C. Logistics & Delivery Coordination

Work closely with logistics and warehouse teams to plan material delivery to project sites.

Track shipments, coordinate transportation, and ensure timely delivery.

Review delivery documents, verify GRNs, and ensure timely reporting of shortages or damages.

Assist in optimizing logistics processes to reduce delays and costs..

D. Credit Facilitation (Key Role)

Coordinate with suppliers to negotiate and maintain favorable credit terms that support project cash flow.

Follow up on payment schedules, outstanding balances, and credit limits with both suppliers and Finance.

Prepare and update supplier credit status reports to help management make informed decisions.

Facilitate communication between Finance, suppliers, and project teams to resolve payment-related issues.

Maintain strong supplier relationships by ensuring transparency and timely communication regarding credit arrangements.

E. Documentation, Compliance & Reporting

Maintain accurate and complete procurement records including quotations, contracts, POs, delivery notes, credit agreements, and supplier evaluations.

Ensure adherence to company procurement policy, approval workflow, and audit requirements.

Prepare weekly, monthly, and quarterly procurement status reports for management review.

Update supplier databases and material price lists regularly.

F. Cross-Functional Collaboration

Work closely with Finance to manage credit, reconcile supplier statements, and resolve invoice discrepancies.

Collaborate with project managers, engineers, stores, and logistics teams to forecast material needs.

Support budgeting and cost control efforts by providing updated pricing, supplier quotes, and cost-saving opportunities.

Bachelor's Degree in Supply Chain Management, Procurement, Logistics, Business Administration, Civil Engineering, or related field
