Position Summary

The Asset Director is a senior executive responsible for maximizing the value, utilization, and performance of OVID Construction’s full portfolio of physical assets — including heavy machinery, vehicles, plant, equipment, facilities, and other high-value infrastructure. This role ensures that all assets are acquired, deployed, maintained, tracked, and disposed of in a manner that supports operational excellence, cost efficiency, and sustainable growth. By combining strategic asset lifecycle management with hands-on operational oversight, the Asset Director plays a critical role in ensuring that capital investments deliver the highest possible return while enabling on-time and on-budget project delivery.

Core Purpose of the Role

To plan, lead, and oversee the full asset lifecycle — from acquisition to retirement — ensuring optimal performance, cost efficiency, regulatory compliance, and strategic alignment with OVID Construction’s business objectives.

Top Roles and Responsibilities

1. Strategic Asset Management

  • Develop and implement a comprehensive asset management strategy aligned with corporate and project needs.

  • Maintain an up-to-date asset register with detailed performance, location, and ownership data.

  • Optimize asset allocation to maximize utilization and return on investment (ROI).

2. Asset Acquisition & Investment Planning

  • Collaborate with Finance, Engineering, and Operations to plan capital asset purchases.

  • Lead vendor selection, tendering, and negotiation for major asset acquisitions.

  • Evaluate lease vs. purchase options and recommend the most cost-effective solutions.

3. Asset Tracking & Utilization Control

  • Implement tracking systems (GPS, RFID, IoT monitoring) for real-time visibility of asset usage and location.

  • Monitor utilization rates and reallocate underused assets to high-demand areas.

  • Ensure asset security and implement loss prevention measures.

4. Asset Maintenance & Performance Optimization

  • Coordinate with the Plant & Equipment Maintenance Director to ensure preventive and corrective maintenance schedules are met.

  • Monitor asset performance metrics (downtime, repair frequency, operating cost per hour).

  • Drive initiatives to extend asset lifespan and improve reliability.

5. Compliance, Safety & Quality Assurance

  • Ensure assets meet legal, safety, and regulatory requirements for operation.

  • Maintain documentation for inspections, certifications, and warranty claims.

  • Support audits by providing accurate and complete asset records.

6. Disposal & Asset Retirement

  • Develop asset disposal strategies that maximize residual value and minimize write-offs.

  • Oversee decommissioning, resale, recycling, or scrapping processes in line with company policy.

  • Ensure environmentally responsible asset disposal practices.

7. Budgeting & Cost Control

  • Prepare and manage the annual asset management budget.

  • Monitor total cost of ownership (TCO) for each asset category.

  • Recommend asset replacement timelines based on cost-benefit analysis.

8. Technology, Innovation & Process Improvement

  • Introduce digital asset management systems (EAM/ERP modules) to improve data accuracy and decision-making.

  • Benchmark against industry leaders for best practices in asset lifecycle management.

  • Standardize asset management processes across all company sites.

9. Leadership & Collaboration

  • Lead and mentor the asset management team, ensuring strong technical and analytical capabilities.

  • Work closely with Finance, Procurement, Maintenance, and Project Management to align asset strategies with business needs.

  • Provide regular executive-level asset performance reports to the COO/CEO.

Skills & Competencies

  • Deep understanding of heavy equipment, plant machinery, and construction assets.

  • Strong analytical, budgeting, and commercial acumen.

  • Excellent leadership, negotiation, and stakeholder engagement skills.

  • High-level proficiency in asset management software and data analytics tools.

Required Qualifications

Education

  • Bachelor’s degree in Mechanical Engineering, Industrial Engineering, Asset Management, or related field (required).

  • Master’s degree in Engineering Management, Business Administration (MBA), or Asset Management specialization (preferred).

Experience

  • Minimum 12+ years of progressive experience in asset management within construction, infrastructure, or industrial sectors.

  • Proven track record in capital asset planning, lifecycle optimization, and cost control.

  • Experience implementing asset tracking and enterprise asset management (EAM) systems.
