Position Title: Projects Manager – Development & Project Delivery
Unit: Development & Project Delivery, Refenti Realty Group
Grade: SVH-G6 (Management Staff)
Reporting Line: CEO, Refenti Realty Group (Ajit) – until Head of Development is appointed
Location: Addis Ababa, Ethiopia, with travel to sites
1. Purpose of the Role
The Projects Manager ensures that Refenti Realty Group’s development projects are delivered on time, on budget, and at the highest quality standards. The role bridges between contractors (primarily EASE Engineering), consultants (design firms, Ascott), suppliers, and RRG management.
This is an execution-focused, mid-level management role — not senior leadership — designed to track, coordinate, and report on progress across multiple real estate ventures.
2. Scope of Work
Covers all active and pipeline Refenti projects:
- Refenti Bulbula (Somerset Apartments) – finishing, fit-out, furnishing, and Ascott coordination.
- Refenti Kazanchis – rebranded KD Real Estate; design and financing prep.
- Refenti Bole 1 – revised design (removal of penthouse), structural execution.
Future projects in Djibouti or other regions will be added to the scope.
3. Key Responsibilities
Project Monitoring & Control
- Track daily/weekly progress of design, construction, and finishing works.
- Maintain project dashboards (via Monday.com & ERP).
- Verify site progress vs. schedule and budget; escalate risks to CEO.
Design & Consultant Coordination
- Liaise with architects and designers (AR Design, Lacasa, Ascott) to ensure packages are delivered on schedule.
- Review design updates, variation orders, and ensure contractor alignment.
- Coordinate with EASE Engineering for design–build integration.
Contractor & Supplier Oversight
- Monitor EASE Engineering execution and subcontractor works.
- Verify deliveries of furniture, fixtures, and equipment (FF&E).
- Maintain snag lists and follow up on corrective actions.
Finance & Cost Support
- Work with Finance Lead (Elsa) on payment tracking, IPCs, and cost validation.
- Support preparation of cost-to-complete reports for financing updates.
- Ensure contractor claims match verified progress.
Quality, HSE & Compliance
- Track adherence to contractual specifications and finishing standards.
- Ensure HSE compliance on sites (with EASE).
- Document snags, site issues, and maintain a corrective action register.
Reporting & Governance
- Submit weekly written progress reports to CEO.
- Provide inputs to investor updates and financing briefs.
- Ensure all project documents (drawings, contracts, approvals) are filed as Controlled Documents under SVH protocol (SVH-DRMP).
4. Qualifications & Experience
- Bachelor’s degree in Civil Engineering, Construction Management, or Architecture.
- 5–7 years of experience in real estate, construction management, or project delivery.
- Prior exposure to mixed-use or residential developments is preferred.
- Familiarity with Ethiopian building codes and international real estate standards.
- Experience working with contractors, consultants, and developers.
- ERP/project management tool exposure (Odoo, Monday.com, MS Project).
